5 Signs Your Commercial Building Needs a Professional Roof Inspection

Your roof may not be leaking, but it could be showing signs that it’s in need of repair.

With regular maintenance, a roof can last for decades without needing a full replacement. So it’s important to keep on top of any issues as they arise. That will avoid creating unnecessary costs for your business.

A roof inspection cost of a few hundred dollars is preferable to the expense of having to replace the entire roof — which could run into the thousands. So here are five signs that it’s time to call in the experts for a professional roof inspection.

  1. There Is Water Damage Inside the Building

If the roof is in need of repair, there could be leaks coming in that could cause water damage to the ceiling, walls, and floors. Peeling paint and musty odors from mold growth could also be signs that moisture is coming into the building and there is a need for roof repairs.

  1. The Roofline Is Sagging

Allowing rainwater or snow to remain on the roof can cause it to sag. Sagging or low spots on the roof can be a sign that leaks have compromised the rafters, sheathing, and joists and there could be a structural problem.

If the sagging is confined to certain areas they might be able to be repaired, but if the damage is widespread you could need a full roof replacement. If you’re in an area prone to flooding, consider a blue roof system that collects and slowly releases rainwater.

  1. The Drains Are Clogged

Clogged drains allow water to collect that can overflow and damage the roof. If you notice less water running through the gutters after heavy rainfall, you should arrange for a commercial roof inspection. It’s best practice to inspect gutters at least quarterly as well as after a storm.

  1. The Flashing Is Damaged

Flashing is a thin material that directs water away from certain areas of the roof like the parapet and roof openings. If there are gaps, dislodged sections, or signs of damage — especially after a storm — they need repairing as soon as possible.

You’re unlikely to detect problems from the ground, showing the importance of having a commercial roof inspection. You could inspect the roof yourself, but there is a risk of making one of the common roofing inspection mistakes that end up costing more in the long run.

Flashing is usually made from metal, but some older buildings use cement or tar. If there is damage to non-metal flashing you can replace it with a metal system.

  1. The Building’s Energy Bills Are Unusually High

Heavy rain, hail, snow, and ice can cause the tiles, gutters, and metal sheets on a roof to loosen over time. If the roof materials are loose or worn out they can compromise the building insulation. This results in letting cold air inside while warm air from heating escapes. If you notice an unexpected rise in energy bills, the roof could be in need of repair.

Head off Problems Early With a Roof Inspection

Extreme weather, as well as wear and tear over time, can degrade your commercial building roof. But by looking out for signs that it’s time for a professional roof inspection, you can avoid having to shell out the cash for an entire roof replacement.
